Steering Committee Mission Statement:
The purpose of the Steering Committee is to gather information regarding the operation of the BellaVita Homeowners Association and Community in preparation for the time when the Builder/s turns over the operations of the subdivision to the residents.
It should be made clear that the Steering Committee has neither power nor official vote for any cause or purpose. Further, its attendant committees and/or sub-committees have no permanency nor similar power nor official vote. Committees are developed at the discretion of the Steering Committee and their duty is to assist the Steering Committee in the gathering of information and the reporting of its findings to the Steering Committee in written form.
At all times, the Steering Committee works cooperatively with the HOA Board of Directors and the residents of BellaVita to make recommendations for the efficient management of the community.

The Steering Committee meets on the third Wednesday of each month at 7pm in the Clubhouse.
Meetings are open to residents. Residents may not participate in discussion or deliberation unless expressly authorized by the Committee. (See Bylaws Article III, Section 7).

Standing Committees: Committees are generally the working groups of any organization. BellaVita is a rather large, complicated operation. The following committees have been established to divide the workload and make recommendations to the Steering Committee and, in the future, to the BellaVita HOA Board of Directors:

Architectural Review
The BellaVita Architectural Review Committee is responsible for researching and developing the process used to monitor and enforce deed restrictions. The BVARC is to develop and maintain architectural guidelines. These guidelines more fully define the Declaration of Covenants, Conditions, and Restrictions to help maintain and enhance the Community-Wide standard. In addition, the BVARC serves as the first level of appeal when homeowners dispute rejected applications.

By-Laws/Covenants Committee:
The mission of the Bylaws/Covenants Committee is to review the legal documents of the Villas Master Association and the BellaVita at Green Tee Homeowners Association e.g. Bylaws, Covenants & Articles of Incorporation etc. The committee will:
(1) Identify necessary changes to make the association documents consistent and in the best interest of the BellaVita HOA.
(2) Recommend changes that should be made to the documents to the BellaVita Steering Committee.
(3) Facilitate implementation of the approved changes with the BellaVita Board; the Villas Master Association; West Development Inc.; Lennar Homes; the State of Texas; Harris County and City of Pearland.

Clubhouse:
The mission of the Clubhouse Committee is to develop operational guidelines to be available when the homeowners assume responsibility of the operation of the clubhouse.

Communications:
The mission of the Communications Committee is to develop and recommend appropriate methods for communicating information among residents of BellaVita. Furthermore, the committee will monitor and evaluate methods of communication so that all residents are served.

Finance:
The Finance Committee members are made up of volunteer homeowners with accounting and management experience who advise the Steering Committee in BellaVita financial matters. The committee receives monthly copies of BellaVita’s Balance Sheet and Statement of Income and Expense. They review this financial information in a timely manner and respond with questions to the management company. The committee strives to investigate the spending of homeowner’s money and in addition is involved in the annual budget process and reserve study for BellaVita. Grounds:
The mission of the Grounds Committee is to enhance residents' property and lifestyle values by ensuring proper maintenance, improvement, and beautification of the common grounds.

Insurance
The insurance committee reviews the insurance policy provided to us at our expense by the management company’s insurance carriers. Besides reviewing the policy, it advises the BellaVita Steering Committee and homeowners in the coverage and limitations of the policy. A review of the policy is done once a year. Members of the committee should be versed in insurance terms and insurance coverage knowledge and have an understanding of coverage provided by BellaVita’s policy.

Safety/Security:
The mission of the Bella Vita Safety and Security Committee is to facilitate the safety and security of BellaVita residents by proactively anticipating safety and security issues and by responding to safety and security issues raised by the community homeowners. These issues could include, but not be limited to, front gate security, home security, and safe use of streets and walkways.

Other Committees
Property Acquisitions:
The purpose of the Property Acquisition Committee is to obtain two different properties for BellaVita without any charge. The properties are as follows: 1) Seventy-five acres of land joining BellaVita on the south side. On this land we hope to secure a walking nature trail. This will be a gift from West Development. 2) Second property is the BellaVita Sales Office and land.
